Why you should get pre-qualified for a home before you start your home search.

What I have found is that most buyers feel that they will be qualified for a home and are not worried about getting approved. While this may be true, wouldn't you feel better knowing exactly how much you are approved for, what your estimated house payment, interest rate & closing cost are. Whether or not you will have to pay points, need seller assistance with your down payment or closing cost.
If you do this prior to finding a home, then you will eliminate any surprises that could arise if you found your home first.
From a realtors perspective, we prefer that you are pre-approved for a loan before beginning your search. You may be asking yourself why? The answer is this:
There are certain elements in a contract in regards to your finiancing. I want to make sure that I get my client the best deal possible when writing an offer. I need to know weather or not you need down payment assistance, closing cost paid by the seller, what type of finiacing you are planning on obtaining. (conventional, FHA, VA). I also need to make sure that you are comfortable with your house payment and that I write an offer that benifits you with the least amount of money out of your pocket. This is just a short list of why you should get a pre-approval, the list continues on, but it is in your best interest.
